The Space
The VAIN studios are located in the Belltown neighborhood of Seattle. Artists have 24 hour access to their space. All studios are private, not shared. These are work-only spaces, absolutely no living in the studios. All utilities are included in the price. All studios have a large window and plenty of electrical outlets. This is a safe, friendly space to work in with lots of good people. It is a 6 month lease to start with the first month plus one month as a deposit due at lease signing. Most studios are roughly 100 square feet.
Monthly Rental
$200 – $450 per month
It is a 6 month lease to start. Studio rent is due no later than the 5th of the month. Studio prices vary depending on size and space.
Rental Requirements
These are private studios and cannot be used for living, band rehearsal or performance spaces. There are no special requirements other than we want to have tenants who want a safe, creative place to work and who aren’t going to bring any problems into a great space.
Rules & Regulations
No crazy loud music. Be respectful of the space and all of the other artists. Absolutely no one is allowed to live in their studio. Keep hallways clear.
There is no smoking allowed in the building.
Cancellation Policy
The first months rent plus a deposit equal to a months rent is due at lease signing. It is a 6 month lease to start. If the artist gives us plenty of notice and leaves the studio in good, clean condition, the deposit will be returned after keys are turned in.
If the artist is breaking studio rules and is asked to leave, deposit will be forfeited.

The Building
VAIN is a hair salon and boutique in the Belltown neighborhood. We have two floors of artist studios above our space. For 21 years, we have provided affordable studios for local artists.
Hours
The salon & boutique are open every day. As far as the artists studios, artists have 24 hour access to their space through a separate entrance.
Parking
There is paid street parking and plenty of paid parking lots in our area. VAIN has no free parking for employees or artists.
Public Transportation
Because we are in the heart of Seattle, every bus comes within a few blocks of our building. There is also light rail a few blocks away.
Accessibility
The studios are located on the second and third floors of our building. There are no elevators, only stairs.
Security
Each studio has a separate key held only by the artist and the building manager. There is no security but we have never had a break in in our entire history. All outer doors are locked and very secure at night. There are lots of cameras in the alleyway behind the building.
